Service Fees and Payment

Free services:

Search for real estate information

Register for news, newsletters

Basic phone consultation

View public project information


Paid services:

Buying/selling brokerage: 1-2% of transaction value

Rental brokerage: 0.5-1 month's rent

Property appraisal: 0.1-0.3% of property value

Specialized consultation: As agreed

Property management: 8-15% of rental revenue


Payment terms:

Fees are clearly communicated before service delivery

Payment after service completion

Accept cash payment, bank transfer

Issue VAT invoice upon request


Refund policy:

Refund if service is not performed

No refund for completed services

Special consideration for force majeure cases

Liability and Limitations

Support customers wholeheartedly

Comply with legal regulations


Liability limitations:

Not responsible for customer investment decisions

Do not guarantee 100% accuracy of market information

Not responsible for indirect damages

Maximum liability equals paid service value


User responsibilities:

Provide accurate information

Comply with usage rules

Self-evaluate and decide transactions

Fulfill all financial obligations


Force majeure:

Natural disasters, epidemics, war

Policy and legal changes

Technical incidents beyond control

Actions of third parties

Service Termination

Termination by user:

Termination by CenHomes:


We reserve the right to terminate services when:

User violates terms of use

Fraudulent or deceptive behavior

Use services for unlawful purposes

Non-payment of service fees on time

At government agency request


Termination process:

Notify at least 7 days in advance (except emergency cases)

Clearly state termination reason

Guide data backup (if applicable)


Termination consequences:

Loss of account access

Data may be deleted after 30 days

Financial obligations still must be fulfilled

Some terms remain effective

Dispute Resolution

Section 10

Dispute resolution principles:


Negotiation priority:

Encourage resolution through dialogue

Direct contact with customer service department

Resolution time: 15 working days

Record and store entire process


Mediation:

If negotiation is unsuccessful

Use mediation services of intermediary organizations

Mediation costs are split equally


Court resolution:

Final option when other methods fail

Competent court in Ho Chi Minh City

Apply Vietnamese law


Special terms:

Service fee disputes: Prioritize mediation

Information disputes: Consider compensation

Security disputes: Emergency handling


Complaint time limits:

Brokerage services: 6 months from occurrence

Other services: 3 months from occurrence

Beyond time limit will not be considered

Terms Changes

Section 11

Right to change terms:


CenHomes has the right to:

Modify and supplement terms of use

Update to comply with new laws

Adjust according to service development


Change process:

Notify at least 30 days in advance

Post prominent notice on website

Send email notification to registered users

Update new effective date


User rights:

Be notified of all changes

May stop using services if disagree

Request explanation of important changes


Effectiveness of changes:

Effective from notification date

Continued use of services is understood as agreement

Changes are not retroactive


Old version storage:

Old versions are stored for reference

May request to view specific versions

Store for minimum 2 years
